Buying with us

Buy with someone in your corner

From the first conversation to the day you get the keys, we represent you and only you: the plan, the mortgage, the offer, the fine print and your lawyer.

Full representation

The seller has an agent working for them. You deserve the same. We handle the search, the numbers, the negotiation and the paperwork, start to finish.

Start to finish

Six steps, one team

Buying a home is a hundred small decisions. Here is how we guide you through each one, and what we take off your plate along the way.

  1. 01

    A plan before the search

We start with a conversation, not a showing: your budget, your must-haves, the neighbourhoods that fit and your timeline. Then we show you what that money really buys right now.

    • Budget and monthly cost, worked out together
    • Neighbourhoods, schools and commutes
    • What the market is doing where you want to buy
  2. 02

    The mortgage, made clear

Get pre-approved before you fall for a house. We explain how the process works, what lenders look at and which questions to ask, and we can introduce you to mortgage professionals we trust.

    • Pre-approval and rate holds
    • Down payment and closing-cost planning
    • Introductions to lenders and brokers if you want them
  3. 03

    Finding the right home

We book the showings, walk every home with you and point out what the photos leave out. Before you make an offer, we pull the sales around it so you know what it is actually worth.

    • Private showings and open houses
    • Honest notes on condition and layout
    • Comparable sales and a price you can defend
  4. 04

    The offer, terms and conditions

We write the offer and negotiate it for you: price, deposit, conditions, closing date and what stays with the house. We walk you through every clause before you sign anything.

    • Offer strategy, including competing offers
    • Financing, inspection and status-certificate conditions
    • Deposit, closing date and inclusions
  5. 05

    Working with your lawyer

In Ontario a real estate lawyer completes the purchase. From the day your offer is accepted, we keep your lawyer, your lender and the seller's side moving on the same timeline.

    • Agreement and amendments sent to your lawyer
    • Deadlines for conditions and waivers tracked
    • Closing-day questions answered quickly
  6. 06

    Closing day, and after

We set up any visits the agreement allows before closing, keep you posted on closing day and are still a phone call away once you have the keys.

    • Pre-closing visits
    • Key handover
    • Help with anything that comes up after you move in

We negotiate for you the way we would for ourselves.

Good to know

No surprises

The parts of buying that catch people off guard, explained before they matter. Ask us anything; there are no silly questions when this much is at stake.

Your deposit

It is usually due soon after your offer is accepted and is held in trust until closing. We will tell you how much to have ready before you start making offers.

Closing costs

Land transfer tax, legal fees, title insurance and adjustments all come due on closing. We help you plan for them early so there are no surprises.

Conditions

Financing and home-inspection conditions protect you. We will tell you honestly when to keep them and when the market makes a firm offer the smarter move.
