Downsizing without the stress: a guide for empty nesters
Trading the family home for something smaller is a big step. Here is how to plan the move, choose your next home and sell well.
When the kids have moved out, the family home can start to feel like more house than you need: more rooms to clean, more stairs, more upkeep. Downsizing can free up time and money, but it’s an emotional move too. A little planning makes it much easier.
Decide what “smaller” means for you
- A bungalow, or a home with a main-floor primary bedroom.
- A townhome with less yard to look after.
- A condo with no exterior maintenance and amenities on site.
- Staying close to family, friends, your doctor and the places you go every week.
Know the full cost
A smaller home isn’t always cheaper to own. Compare condo fees, property taxes, utilities and moving costs, and talk to your financial advisor about what to do with any equity you free up.
Sort before you sell
Start with the rooms you use least. Decide what comes with you, what goes to family and what gets donated or sold. A lighter home also shows better, so the effort pays off twice.
Sell the home, keep the memories
Buyers need to picture their own family in your home. We help you stage it so it feels fresh and spacious, while the things that matter most come with you.
The goal isn’t less home. It’s the right home for this chapter.
