Getting your home ready to list: a 30-day plan
You don’t need a renovation to sell well. You need a plan. Here is the week-by-week checklist we give our sellers.
Most homes don’t need big projects before they sell. What they need is to look cared for, feel spacious and photograph well. A month is usually enough to get there without turning your life upside down.
Week 1: Declutter and decide
- Pack away anything you won’t need for the next two months: off-season clothes, extra dishes, books and toys.
- Clear kitchen and bathroom counters down to a few pieces.
- Walk through the home with us, so we can tell you what’s worth fixing and what isn’t.
Week 2: Small repairs
- Fix the things buyers notice: dripping taps, sticky doors, loose handles and burnt-out bulbs.
- Patch and touch up scuffed walls and trim.
- Book any trades early, because good ones fill up fast.
Week 3: Paint, clean and light
- Repaint bold or tired rooms in a soft neutral.
- Deep clean everything, including windows, baseboards and grout.
- Swap dim or mismatched bulbs so every room reads bright and warm in photos.
Week 4: Stage, photograph and launch
- Staging: we arrange the furniture, add what’s missing and set up each room for the way buyers want to live.
- Curb appeal: tidy the garden, sweep the walk and put a planter by the door.
- Photography, video and floor plans, then the launch.
Buyers pay for homes that feel ready. They discount homes that feel like work.
Every home is different, so we tailor the list after our first walk-through. Book a time and we’ll tell you exactly where your effort will pay off.
