Resale or pre-construction? How to decide
A brand-new home you can personalise, or a finished home you can move into now? Here is how we help buyers weigh it up.
Across Brampton, Caledon, Milton and Vaughan, buyers often have a real choice: a resale home they can move into this year, or a new home in a community that’s still being built. Both can be the right move. They suit different situations.
The case for resale
- You see exactly what you’re buying, including the street, the yard and the neighbours.
- You can usually move in within a few months.
- Established neighbourhoods have mature trees, finished parks and schools already open.
- The price is negotiable, and in a slower market that can work in your favour.
The case for pre-construction
- A brand-new home, backed by Ontario’s new-home warranty program through Tarion.
- Deposits are usually paid in stages, which gives you time to save.
- You can often choose finishes and upgrades.
- New communities are planned with parks, schools and transit in mind.
What to watch with pre-construction
Closing dates can move, and the final cost can include charges that aren’t in the headline price. Your mortgage is finalised closer to closing, so your situation and rates at that time matter. And you may live with construction around you for a while.
The best choice is the one that fits your timeline, your budget and your patience.
How we help
We look at both with you, side by side: what you’d pay, when you’d move and what you’d get. On the pre-construction side, we keep track of projects across the west GTA and go through the agreement with you before you sign.
